Can you install hardwood floors on a concrete slab in Florida?
Yes — in Florida, hardwood is installed on a concrete slab by using engineered hardwood glued down over a tested, moisture-controlled slab, not solid ¾" wood.
Most Gulf Coast homes are built slab-on-grade, and concrete is a constant source of moisture. Engineered hardwood has a dimensionally stable core that tolerates that environment; solid ¾" hardwood does not and should not be glued directly to a slab here.
The correct process is: test the slab’s internal relative humidity (ASTM F2170), flatten it, apply a moisture-control adhesive or membrane matched to the reading, and full-spread glue the engineered flooring. Done that way, the finished floor is indistinguishable from solid hardwood and far more reliable in this climate.
Do you need to moisture-test a concrete slab before installing wood floors?
Yes — a concrete slab must be moisture-tested before installing wood flooring, and the industry standard is the in-situ relative-humidity probe test, ASTM F2170.
ASTM F2170 places probes inside the slab to read its internal relative humidity, which predicts how much moisture will move into the flooring assembly over time. It’s more reliable than a surface reading.
The result determines the adhesive and moisture-control system we use. Skipping this test is the single most common cause of slab-related floor failures in Florida — we never install over an untested slab.
Do you need a vapor barrier over a concrete slab in Florida?
Yes — a moisture-control layer or vapor retarder is needed between a Florida concrete slab and a glued-down wood floor, sized to the slab’s measured moisture level.
Concrete never fully stops giving off moisture, so a glue-down assembly needs a barrier: either a moisture-control membrane or an adhesive that doubles as a vapor retarder, rated to the RH your slab actually reads.
The key is matching the barrier to the test result rather than guessing. An under-spec’d barrier lets moisture reach the wood; the right one keeps the assembly dry for the life of the floor.
Choosing a Floor
Should I choose solid or engineered hardwood in Florida?
In Florida, engineered hardwood is usually the right choice because its layered core stays stable over concrete slabs and through high humidity, where solid hardwood tends to cup and gap.
Solid hardwood expands and contracts significantly with moisture and needs a wood subfloor with an air gap — an assembly that is uncommon in Gulf Coast slab homes.
Engineered hardwood is real wood on top of a cross-layered core that resists that movement, so it can be glued directly to a properly prepared slab. It also comes in the wide planks and patterns most Florida buyers want. Solid hardwood still has a place in homes with suitable wood subfloors, but for the typical Sarasota or Bradenton slab home, engineered is the durable answer.
Can you install solid ¾" hardwood floors in a Florida slab home?
Solid ¾" hardwood should not be glued directly to a concrete slab in Florida — it needs a proper wood subfloor with an air gap, which most slab-on-grade homes don’t have.
Solid hardwood moves too much with humidity to bond safely to a slab. It can be used over a built-up plywood subfloor with a moisture break, but that raises floor height and cost and is rarely the practical choice in a Gulf Coast home.
For nearly all Sarasota and Bradenton homes, engineered hardwood over the slab delivers the same look with far better long-term stability.
What wood species and finish hold up best in Florida humidity?
In Florida, the stability of the engineered construction matters more than the species, and factory-applied UV-cured or high-quality site finishes hold up best against humidity and wear.
Once you’re in an engineered product built for slab use, species is mostly an aesthetic choice — white oak is popular for its look and its ability to take a wide range of stains. What protects the floor is the assembly and the finish, not an exotic species.
Durable finish systems resist the scuffing and moisture of daily life; for coastal and seasonal homes we favor finishes that are easy to maintain and recoat.
Hardwood or luxury vinyl (LVP) — which is better in the Florida climate?
In the Florida climate, engineered hardwood offers real-wood beauty and long-term value, while luxury vinyl (LVP) offers full waterproofing — the right choice depends on whether the space sees standing water or heavy rental use.
Engineered hardwood, installed correctly over a controlled slab, performs well in humidity and can be refinished, adding lasting value to a home. LVP is fully waterproof and very scratch-resistant, which suits beach rentals, high-moisture rooms, and budget projects, but it cannot be refinished and reads as vinyl underfoot.
For a primary residence, most owners prefer engineered hardwood; for a heavily rented beach property, LVP can be the smarter call. We give an honest comparison for your specific situation rather than pushing one product.
Can you install wide-plank floors in Florida?
Yes — wide-plank floors work well in Florida when installed as engineered planks over a properly tested and controlled slab, since wider boards move more with humidity and demand careful substrate prep.
A wide board expands and contracts more across its width than a narrow one, so in a humid climate the margin for error in slab moisture and acclimation is smaller. Engineered construction shrinks that movement dramatically.

Can you put hardwood floors in a coastal condo on the Gulf Coast?
Yes — hardwood floors work in a Gulf Coast condo when installed as engineered wood over a tested slab, with attention to the building’s humidity and any sound-control requirements.
Beachfront and high-rise condos combine slab construction, salt air, and often seasonal occupancy — all arguments for stable engineered assemblies and diligent moisture control.
Many condo associations also require an acoustic underlayment rated to a sound-transmission standard; we build that into the assembly so you pass building requirements and get a quiet floor.

What indoor humidity should I keep for hardwood floors in Florida?
Keep indoor relative humidity between about 30% and 50% year-round to keep hardwood floors stable — in Florida that means running air conditioning and, in some homes, a dehumidifier.
Wood floors are manufactured for a normal living environment of roughly 30–50% RH and 60–80°F. Florida’s outdoor humidity sits well above that for much of the year, so the indoor climate has to be actively managed.
Air conditioning removes moisture as it cools, which is usually enough for an occupied home. The risk period is when a home is left closed up without climate control — that’s when floors move the most.
What happens to hardwood floors in a seasonal home left empty in Florida?
A hardwood floor in a seasonal Florida home can cup, gap, or move if the house is closed up without humidity control, so leave the air conditioning or a dehumidifier running while you’re away.
When a snowbird home is shut down for the off-season, indoor humidity can climb into the 70s or higher. Wood absorbs that moisture and swells, which shows up as cupping or tented boards; then it dries and gaps.
Set the AC to run on a moderate setpoint or install a humidistat/dehumidifier so the interior stays in the 30–50% range while the home is empty. This single step prevents the most common seasonal-home floor failures we’re called out for.
Why do hardwood floors cup or gap in Florida?
Hardwood floors cup or gap in Florida because of moisture: too much moisture (from a slab or humid air) makes boards swell and cup, and too little makes them shrink and gap.
Cupping — edges higher than the center — means the underside of the board is wetter than the top, often from slab moisture or high indoor humidity. Gapping is the opposite: the wood has dried and shrunk.
The fixes are prevention-first: test and control slab moisture before installing, keep indoor RH in range, and acclimate the material properly. Where damage has occurred, we find the moisture source before repairing, because replacing boards without solving the cause just repeats the problem.
How do you prevent mold under wood floors in Florida?
Mold under a Florida wood floor is prevented by controlling slab and air moisture — a tested slab, the right vapor barrier, and indoor humidity kept in the 30–50% range.
Mold needs moisture and organic material. Keep moisture out of the assembly and it can’t take hold: verify the slab is dry enough (ASTM F2170), install a barrier matched to the reading, and keep the home conditioned.
Most under-floor mold we see traces back to a skipped slab test, a missing barrier, or a home left closed up without AC — all avoidable with the right process.
Installation
How long should hardwood acclimate before installation on the Gulf Coast?
Hardwood should acclimate to the home’s normal, conditioned interior climate before installation — with the air conditioning running — rather than to a fixed number of days.
Acclimation isn’t about a set time; it’s about bringing the wood’s moisture content into equilibrium with the environment it will live in. That means the home must already be at living conditions (AC on, 30–50% RH) during acclimation.
Acclimating boards in a hot, un-conditioned house does more harm than good, because the wood equilibrates to the wrong conditions and then moves after install. We verify moisture content of the wood and the slab before starting.
Does the air conditioning need to be running during a floor installation?
Yes — the home’s air conditioning should be running before, during, and after a hardwood installation in Florida to hold the interior at normal living humidity.
Installing while the house is at outdoor humidity locks moisture into the assembly, and the floor moves once the AC finally brings conditions down. For new construction, HVAC should be operational and the building dried in before flooring goes down.
This is why we won’t install wood flooring in an un-conditioned Florida home — the climate control is part of the specification, not an optional extra.
How is engineered hardwood attached to a concrete slab?
Engineered hardwood is attached to a concrete slab by full-spread gluing it with a flooring adhesive after the slab has been flattened, moisture-tested, and given the correct moisture-control layer.
Full-spread glue-down bonds the whole board to the slab, which gives a solid, quiet floor with no hollow spots. Many modern adhesives combine bonding with moisture and sound control in one product.
The prep is what makes it last: a flat slab (self-leveled where needed), a moisture reading, and an adhesive or membrane rated to that reading.
Repairs & Storms
After a hurricane or flood, can a hardwood floor be saved or does it need replacing?
A hardwood floor caught and dried quickly after water exposure can often be saved, but after prolonged saturation or contaminated floodwater it usually needs board replacement or a full re-lay.
The variables are how long the water sat, whether it was clean or contaminated, and how much the boards and slab absorbed. Quick professional drying can rescue a floor that only got briefly wet; standing floodwater or days of saturation typically means replacement.
We measure moisture in the boards and the slab before deciding, and we’ll tell you honestly which situation you’re in rather than replacing a floor that could be dried and saved.
Does Florida humidity affect refinishing hardwood floors?
Yes — Florida humidity affects how floor finishes cure, so refinishing should be done with the home’s climate control running to keep temperature and humidity in the finish manufacturer’s range.
High humidity can slow cure times and affect how a finish levels and hardens. Running the AC and managing job-site conditions keeps the coating curing correctly.
